Stevenson Ranch, California is a community in the Santa Clarita Valley about three miles south of Six Flags Magic Mountain. Santa Clarita Valley is comprised of Canyon Country, Newhall, Saugus, Stevenson Ranch and Valencia (although many consider Agua Dulce, Acton and Castaic as part of the community also).  

Stevenson Ranch is the newest community in Santa Clarita Valley set in the foothills of the Santa Susana Mountains west of the I-5 freeway encompassing about 4,000 acres. Stevenson Ranch is a master planned community which was approved by the county in 1987 and is home to some of Santa Clarita’s finest homes.  

 

Stevenson Ranch offers a wide variety of homes from condos, townhomes, single story and two-story homes as well as build to suit lots. Stevenson Ranch is a family-oriented community with some of the best schools in California. Stevenson Ranch is centrally located close to the Santa Clarita Valley Mall and other shopping and family entertainment hot spots such as movies, bowling, ice-skating, Six Flags Magic Mountain Theme Park and Hurricane Harbor Water Park, paint ball, parks, miniature golf and golf.

However, may I share with you some very interesting statistics (because numbers don't lie)?

  2. Of those 52%, ALL of them were well-priced, "HOT" listings
  3. The average length of time a home in Stevenson Ranch has been listed right now is 90 days...that's 3 months!
  4. The biggest complaint we've heard from sellers is the "hurry up and wait" game...the time between listing a home for sale and the time it sells..having to keep the home always ready to show at a moment's notice, showings without offers, the "when" is it going to happen?, and so forth.
  5. According to NAR (National Association of Realtors®) statistics, the 1st 30 days (especially first 2 weeks) on the market generate the highest level of interest and then drastically drops from there, as illustrated below: 

     

     
  6. An overpriced home will generally net less than it would have or should have if it were just priced correctly in the beginning. Why? Because an overpriced listing will then have to "chase the market down" through price-reductions, ultimately netting less over a longer period of time
  7. An overpriced listing will "cut" out a major portion of willing, able and ready buyers. A home priced 10% above market will cut out 30% of buyers...15% will cut out 50% of buyers:


     

     

Q. Are you planning on selling your Stevenson Ranch home yourself or are you looking to hire a professioal?

This Real Estate market is a market for professionals. With over 53% of the active listings being distressed (Short Sales or Foreclosure homes), and almost 70% of the homes that are selling are distressed, your competition has become banks. Unfortunately banks can afford to continue to cut their prices until a home sells. Additionally, the buyers in the market right now are looking for "deals." What this means in their eyes is that a "normal" listing, or one that is not distressed, is not a good deal! Even if it is. It takes full-time, dedicated commitment to get homes sold in this market.

The obvious question attached to this is the commission question, "How much do you charge?" And honestly, that depends. But for the sake of your discovery, factor in total selling costs of about 10%...yes...I said 10%. In this market buyer's are expecting help with closing costs as well as money for repairs. You might as well be prepared for it right up front. Addtionally, selling agent commssions (the agent who brings the buyer) are going up...yes...up. Basically, banks are willing to pay higher commissions to agents who bring the buyer, which means to compete with the banks, selling office commissions need to be increased.

Q. Are you willing to carry a note for the buyer?

Lots of risk here but by doing so you may be able to get a better price for your home if you don't need all your cash out right now.

Q. On a scale from 1 - 10, 10 being very motivated and 1 being not motivated, how do you rate your need to sell your Stevenson Ranch home?
